David Winstanley
Principal

Biography
David Winstanley, a founder of Winstanley Enterprises, has over 45 years of real estate development experience across a broad range of commercial property types, including multi-story and flex office, retail, industrial, warehouse and residential. He has acquired or developed over 100 properties representing in excess of 14 million square feet. In addition, he has also planned and developed nearly 3,500 acres of land for a variety of retail, manufacturing, multi-family and industrial companies, including EMC Corporation; Genzyme Corporation; CVS Corporation; The Home Depot, Inc.; The Stop & Shop Supermarket Company; The TJX Companies, Inc.; Pepperidge Farm, Inc.; Digital Equipment Corp.; ADVO, Inc.; and ABB, Inc.

 

Summary of Experience
Prior to co-founding Winstanley Enterprises in 1990, Mr. Winstanley formed Winstanley Associates in 1973, where he focused on commercial, residential and industrial real estate development.

 

Education
Mr. Winstanley holds a B.S. in mathematics and chemistry from Bowling Green State University.

Carter Winstanley
Principal

Biography

Carter Winstanley, a founder of Winstanley Enterprises, has 31 years of real estate development experience. He has developed a wide range of commercial real estate product types, with a particular expertise in the lab/biotech/technology space. Since the late 1990s, Mr. Winstanley has acquired and redeveloped over 4 million square feet of commercial real estate worth approximately $550 million. In New Haven, CT alone, Mr. Winstanley has acquired and redeveloped over 1.8 million square feet of commercial real estate.

 

Summary of Experience

Notable recent projects include the construction of a 14 story, 513,000 square foot Class A, LEED Platinum life sciences building in New Haven that is 100% leased to Yale University and Alexion Pharmaceuticals (the rare disease division of Astra Zeneca), the development of a neighboring 525,000 square foot Class A life sciences building that will be anchored by Arvinas and Yale University, and the multi-year redevelopment initiative of the former Winchester Arms Facility in the Science Park neighborhood in New Haven CT.

Mr. Winstanley has also worked with universities across the country, including Boston University, the University of Massachusetts, the University of Connecticut, and New York University on similar lab incubator programs. He has also developed telecom/data centers for FT Interactive Data Corp., Conversant Communications and AT&T Corp.

Mr. Winstanley holds a B.A. from Colgate University.

Adam Winstanley
Principal

Biography

Adam Winstanley, a founder of Winstanley Enterprises, has 33 years of real estate acquisition, development, finance, construction, leasing, asset management and disposition experience. Since co-founding Winstanley Enterprises in 1990, Mr. Winstanley has acquired, redeveloped, and developed on over 65 projects including shopping centers, multi-story office, manufacturing facilities, research and development properties, warehousing and distribution centers, biotech facilities, medical, and residential projects.

 

Summary of Experience:

Notable recent projects include the acquisition and redevelopment of the former 2.0 MSF JC Penney distribution center in Manchester, CT, the acquisition, and redevelopment of the 330,000 SF Page Field Commons in Ft. Myers, FL, the $ 200 million acquisition of 23 freestanding Stop & Shop supermarkets, and the development of a 500,000 SF food grade warehouse in Enfield, CT.

 

Additional Experience:

Prior to forming Winstanley Enterprises, Mr. Winstanley worked in commercial mortgage brokerage at Income Property Finance Corporation in Portland, Maine.

Mr. Winstanley holds a B.A. from Denison University.

Demian Gage
Chief Financial Officer

Biography
Mr. Gage joined Winstanley Enterprises as Chief Financial Officer in 2002. In this capacity, he is primarily responsible for all financial aspects of the organization, including property capitalization, debt and equity structuring and negotiations, investor relations, as well as information technology and human resources.

 

Summary of Experience
Before joining Winstanley Enterprises, Mr. Gage worked for Stonebridge Associates, LLC, a Boston-based boutique investment bank, where he was a Vice President involved in mergers and acquisitions as well as private placements of debt and equity securities for companies across a broad range of industries. Prior to Stonebridge, Mr. Gage worked in investment banking for Salomon Brothers, Inc., and in corporate banking at Credit Suisse.

 

Education
Mr. Gage holds a B.A. in Economics from Colgate University and an M.B.A. from the MIT Sloan School of Management.

Alison Lies
Executive Vice President

Biography
Ms. Lies has more than 20 years’ experience in the commercial real estate industry and has been directly involved with more than $4B in transactions, financings, and developments throughout her career. As EVP, she works closely with each department overseeing acquisitions, development, and portfolio financial analyses, as well as lender and partner relationships. 

 

Summary of Experience
Prior to joining Winstanley Enterprises, Ms. Lies served as the Chief Investment Officer of Gazit Horizons, Inc., the U.S. subsidiary of Gazit Globe (TASE: GCT), a global real estate company focused on shopping centers, multifamily, and mixed-use properties in major urban markets. Ms. Lies joined Gazit Horizons at its inception building the company’s $1B+ U.S. portfolio and operating platform, and oversaw asset management and development activities in Boston, Miami, and Tampa. Prior to Gazit, she served as Vice President of Acquisitions at Equity One, Inc. (formerly NYSE: EQY) and held various senior positions at New York City-based Olshan Properties and other boutique development and investment firms.

Ms. Lies holds a B.A. in Mathematics from Northwestern University.

Linda Costanzo
Senior Vice President, Asset Management

Biography
Ms. Costanzo joined Winstanley Enterprises in 2018 as Vice President, Senior Asset Manager.  She has experience in real estate acquisition, leasing, lease negotiation, mixed use plan development, construction project management, permitting, entitlement and asset management.  At Winstanley, her primary responsibilities include lease negotiation and management of a portfolio of retail and logistics assets.  She has over 20 years of commercial real estate and construction experience.

 

Additional Experience
Prior to joining Winstanley Enterprises, Ms.Costanzo worked at Ahold Delhaize (Stop & Shop Supermarket Company) in Quincy Massachusetts as Director of Real Estate for the New England Division where she was responsible for managing a portfolio of more than 200 stores. In addition, she worked with her team to establish existing and new store strategy, regularly met with the Ahold executive team regarding new store approvals and strategy, negotiated land and building acquisitions and secured numerous new store leases. She actively worked with her internal and external teams regarding building and site plan development, project entitlement and construction interface. Prior to working at Ahold Delhaize Linda began her construction and real estate career at Mobil Oil Corp, transitioned to McDonald’s Corporation, Yum Brands in Miami, Florida area and Wendy’s.  Over the course of her career, Ms. Costanzo has negotiated, permitted and overseen the development of hundreds of new stores.

 

Education
Ms. Costanzo graduated from Northeastern University School of Engineering with a bachelor degree in Mechanical Engineering she also holds a Massachusetts General Contractors License. She is a member of International Council of Shopping Centers (ICSC) and NAOIP Massachusetts.

Ken Grant
Senior Vice President, Winstanley Property Management

Biography
Mr. Grant joined Winstanley Enterprises as Vice President of Asset Services in 2002, where he manages Winstanley’s Property Management Company and is a member of the property acquisition due diligence team. Mr. Grant is involved in conceptual planning, transitional oversight from construction to operations, services contracting, bulk purchasing of utilities, investigating LEED technologies for implementation, capital planning and income and expense budgeting. Since joining Winstanley, Ken has integrated operations between Winstanley’s Property Management, Construction Management and Accounting groups. He evaluates and restructures staffing levels and establishes accountability practices to ensure efficient and cost effective property operations.

 

Additional Experience
Prior to joining Winstanley Enterprises, Mr. Grant was a Vice President for Trammell Crow Company, where he managed a wide variety of third-party office, biomedical research, corporate facilities and integrated systems for tenants including Agilent Technologies, Inc., The Travelers, and Harvard Medical School. He also spent nine years in the United States Navy, the last three years as Chief Engineer aboard the USS Thomas C. Hart.

 

Education
Mr. Grant holds a Bachelor of Science from the Massachusetts Maritime Academy and a Masters of Business Administration from the University of Rhode Island.

Tracy Billig
Senior Vice President, Accounting

Biography

Ms. Billig, a certified public accountant, joined Winstanley Enterprises as Controller in 2013. She brings over 30 years of experience including expertise with commercial, residential, construction, association, and investment accounting. As Controller and Senior Vice President of Accounting she is primarily responsible for portfolio, corporate, construction and budget accounting services.

 

Additional Experience

Prior to joining Winstanley Enterprises, Ms. Billig was controller for Realty Financial Partners, a real estate investment company with over 50 nationwide investments and investors ranging from institutional to multi-participant LLCs. Her responsibilities included managing all facets of the partnerships from inception to tax planning for liquidation as well as the audit for the funds. She also has extensive financial experience with affordable housing tax credit investments, large scale commercial construction and property management, both privately and investor owned.

 

Education

Ms. Billig holds a B.S. from the University of Maryland. She is a member of the A.I.C.P.A. where she is recognized with the designation of Chartered Global Management Accountant which is awarded to CPAs who demonstrate business acumen, ethics, and commitment. She is also an active member of the Massachusetts Society of C.P.A.s.

Thomas Deangelis
Senior Vice President, Winstanley Construction Management

Biography
Mr. DeAngelis joined Winstanley in 2002 overseeing the company’s in-house construction management group, Winstanley Construction Management LLC, after working since 2000 for Winstanley as Program Manager through its agent, Grubb & Ellis Management Services, Inc. As SVP, he now oversees construction and tenant build-out projects for Winstanley assets, and serves as owner’s representative to ensure projects are delivered on time and on budget. Mr. DeAngelis coordinates all elements of the construction process, including concept and design development, contract bidding and negotiations, value engineering, contractor and vendor relations, and construction implementation. He also works closely with Winstanley Property Management during build-out and delivery of tenant space to create a seamless transition from construction to occupancy.

Since joining Winstanley, Mr. DeAngelis has overseen several multi-million dollar projects including the previously described redevelopment of a 518,000 square foot building into a leading biotechnology facility, and the redevelopment of the 300 room defunct Hastings Hotel in Hartford, CT.

 

Additional Experience
Mr. DeAngelis has over 20 years of real estate development experience. Prior to Winstanley and Grubb & Ellis, Mr. DeAngelis worked for Matthew Ventures, where he was responsible for design development, project management, facilities management, and several multi-million-dollar building renovation and tenant build-out projects.

 

Education
Mr. DeAngelis attended Southern Connecticut State University.

Brooke Foley
Senior Vice President, Acquisitions

Biography
Ms. Foley joined Winstanley Enterprises in 2017 as Vice President of Acquisitions. She has experience in acquisitions, dispositions, asset management, lending and loan sales. At Winstanley, her primary responsibilities include property acquisitions, lead underwriting, contract negotiations and marketing for the Winstanley Logistics Portfolio’s development pipeline. She has over 20 years of commercial real estate investment experience across a broad array of product types, including office, industrial, retail, multifamily and hospitality assets.

 

Additional Experience
Prior to joining Winstanley Enterprises, Ms. Foley was Vice President of Asset Management at STAG Industrial as well as Vice President of Trading at The Debt Exchange.  She began her real estate career at CrossHarbor Capital Partners and transitioned into lending at Wells Fargo Bank. Over the course of her career, Ms. Foley has traded over $2.7 billion in real estate secured debt to investors throughout the United States, Latin America and China, and she has asset managed over 9 million square feet of primarily industrial real estate throughout the greater United States.

Ted DeSantos
Senior Vice President, Development

Biography
Mr. DeSantos joined Winstanley in 2022 where he is involved in concept planning, due diligence, enviornmental, permitting, design and construction. His experience includes public-private partnerships funded by municipal state, federal and private sources, and integrating public infrastructure in air rights development of challenging urban sites. Mr. DeSantos administers Winstanley commitments to public development agreements, and negotiates changes in design, schedule, construction cordination and cost allocation.

 

Additional Experience
In his 28 years as a consulting engineer, Mr. DeSantos has overseen master planned mixed use developments comprising millions of square feet of commercial, life sciences, retail, housing, hospitality and industrial warehouse/logistics real estate in New England.  He has worked with Winstanley over the past 16 years on notable projects in New Haven including 30 acres in Science Park, the 100 College Street, and 101 College Street buildings. Mr. DeSantos is a licensed professional engineer in CT, MA, and RI and has been involved in traditional neighborhood development of dense residential multi-family and mixed use communities nationally in FL, AR, NC, and SC.

Mr. DeSantos has a Bachelor of Science Degree in Civil Engineering from the University of Massachusetts Dartmouth.
